Ongoing Property Maintainance
Monthly reminders to tenants ahead of rent due date, immediate follow up when late
Responding to all tenant inquiries in a timely manner (within 2 hours for emergency text)
Working hours between 8 am and 10pm. (emergency line available after-hours)
Coordinating and ensuring service and maintenance issues are taken care of immediately, receipts provided
Efficient and proper coordination of legal notices to tenants
Year end analysis and reporting
Setting up services such as lawn care/snow removal (if required)
Setting up or assisting in setting up transfer of other services such as utilities
Mail forwarding setup to P.O. box or other if required (cost of forwarding and P.O. box extra)
Representation at the Landlord and Tenant board, including court hearing fees etc…
Filing of official notices and follow up such as eviction notice
Additional site visits outside of the established twice a year visits
